What does Brick Vastgoedbeheer entail?

When you start renting out a property, there is a lot involved. Not only administratively but also executive, it is a lot of work. For example, just doing a professional initial and final inspection of the property is necessary. If this is not done or is done incompletely, problems can arise after the tenant leaves. When you engage us as your property manager, we can completely relieve you of this. If something is not right after the tenant leaves, we will take up the discussion and make sure the property is tidy again. What we often see is that when you as a landlord take care of these matters yourself. There can be an emotional attachment between you and the tenant, when a problem then occurs later on. As a landlord, you may struggle to remain businesslike. We as an experienced property manager do not have that and thus ensure that the property is brought back to correct condition. 

We use the 'total management package' as standard when renting out your vasgoed. Within this package, we have 3 categories. What falls under which category? We explain it to you.

Total management package

Financial and administrative property management

  • Collecting rent payments: checking your tenant's rent payments and forwarding them to your account.  You will also receive an up-to
  • Date monthly payment statement.
  • Monitoring payments and arrears.
  • Registering and deregistering with energy suppliers
  • Taking care of reminders and use of bailiff if necessary
  • Making payments on behalf of the landlord
  • Handling rent increases and corresponding written notifications
  • Taking care of correspondence between tenant and landlord

Technical Property Management

  • Performance of initial and final inspections and preparation of inspection reports
  • Performance of periodic and preventive inspections if required including handling
  • Issuing of maintenance advice
  • Quotation request, assignment and monitoring of maintenance work

Commercial Property Management

  • Determination of rent
  • Background check of tenant income data
  • Drawing up rental agreements according to the applicable ROZ models
  • Monitoring compliance with the rental agreement
  • Viewings with potential tenants
  • Handling and if possible limiting Rent Commission cases
  • Handling lease terminations
  • Advertising and promoting rental properties

Breakdown service

Besides property management in Eindhoven, we offer tenants a 24-hour breakdown service. They can reach us 24 hours a day, 7 days a week if there is a problem in the property. For example, if a tenant locks themselves out on a wintry Sunday night, we will come to the rescue. This way, as a landlord, you are completely unburdened.
